Real Estate Agents Post-Transaction Marketing Steps

Real Estate TransactionThis blog post is for all of the Real Estate agents out there. Real Estate agents have a very close relationship with their clients but some fall short have the selling is completed. This post is going to focus on the actions/communication with clients post-Real Estate transaction. Below I have outlined steps that you should take each and every time to leverage the clients transaction and create long-term value for your brand.

Marketing Steps Post-Transaction

  1. Capture a photo of your client next to your sign in front of their new home
    1. Try and be in the photo with them
    2. Make sure the photo is clear
    3. Be creative if you want and have fun
  2. Get a quote/testimonial from your client on the day of closing
  3. Creating the social media post
    1. Include the photo
    2. In the body of the post write the positive details of the transaction, (Days on market, price positives, sq ft., location and other positive information)
    3. Tag other relevant pages or people by using the “@” symbol
    4. Use hashtags that are relevant to the transaction or the geographic area
      1. Create your own hashtag and use it every time you post on any social platform ex. #HansAlwaysClosing
    5. Include the quote from the client
    6. End with a call to action that includes contact information so others potential clients can easily contact you
    7. Watermark the photo with your logo or name in the bottom right corner. Ideal but not necessary.
  4. Send an email to your client asking them to do the following. (I have provided an example email below)
    1. Review you on
      • Facebook
      • Google+
      • Yelp
      • Realtor.com
      • Zillow
    2. Share the post you created of them in front of their home
    3. Tell them you always appreciate referrals and if they need anything in the future to let you know
    4. *Consider giving them a gift card or something if they do post testimonials
  5. Marketing/Boosting the social media post
    1. Have your affiliates/family/client share the post
    2. Pay Facebook or other platforms to market the post to your target market
      1. The idea is if one person works with you then others should work with you
      2. Make sure you target a specific audience and not just a general post
  6. If your client has not responded to your email after two weeks send them a follow up message.
  7. Take the testimonial that your client left on the platforms and post on your website

Everything above is simple once you get into the routine and has significant value.

 

I cannot stress enough how important it is to properly manage your network, clients and the post-relationship. The people that buy/use your services once, are the ones most likely to use them again or to recommend you to someone. Business is about building relationships, trust and value. If you can maintain all of them you will have business for years to come.

Instagram, Facebook & Google+ Updates August 2016

Thanks for stopping by and reading my Journal.

I wanted to talk about three very important topics. First, I will be giving a step by step instruction to convert your Instagram account into a business account and link it to your Facebook Business page. Also, I want everyone to be aware that you can “Add Account” to your personal Instagram account instead of logging in and out of your account. Second, I want to make you aware that Facebook has launched a new format for their business pages. Lastly, I am going to provide you with a link that will help drive your satisfied clients to your Google+ to leave a review.

Instagram Adding Account

  1. Log into your Instagram account
  2. Select your Profile (On the bottom menu the icon all the way on the right)
  3. Select the setting/cog icon in the top right corner
  4. Scroll down and select “Add Account”
  5. Put all of your login credentials into the fields
  6. To switch from personal to business accounts select your “Profile” icon and on the top menu in the center select your Username to toggle in between accounts

Instagram Business Conversion

  1. Log into your Instagram account
  2. Select your Profile (On the bottom menu the icon all the way on the right)
  3. Select the setting/cog icon in the top right corner
  4. Scroll down and select “Switch to Business Profile”
    • Note: You must be an Admin of a Business Page on Facebook that you would like to directly link to your Instagram Account
  5. Log into your Facebook or select “Continue as”
  6. Follow the prompts until you get to “Connect Your Facebook Page”
  7. Select your Facebook page then select “Next”
  8. Review the information being Imported from your Facebook Page then select “Done”
  9. Your profile should now reflect the new Instagram Business profile upgrade

Facebook New Profile Notes

  • For most of you it will now have a “Services” tab on the left side bar menu
    • You should complete this section and add your services
    • Do not forget to make sure that your “Call To Action Button” is updated with your phone number or email address
    • Using up to a 7 second Video as your profile pic using “Boomerang” app by Instagram
      • You have to download Boomerang and record a video and then you can use it as your Facebook Profile Pic/Video
      • They also have a variety of other apps that you can download as well
  • Bloggers
    • If you blog then you need to sign up for Instant Articles and I have provided the link below
      • https://instantarticles.fb.com
    • This is valuable because if you are a content creator this is Facebook’s way to make your articles more attractive to your readers
  • Uploading Photos/Videos Options
    • Facebook has drastically expanded the options for Photo and Video uploading on Facebook. Make sure you take advantage of these options and during our next Lunch I will be reviewing all of them
      • Create a Photo Album – Build an album out of multiple photos.
      • Create a Photo Carousel – Build a scrolling photo carousel with a link.
      • Create Slideshow – Add 3 to 7 photos to create a video.
      • Create a Canvas – Now you can tell a more immersive story by combining images and videos.
  • Facebook Blueprint Education

Google+ Review

  • Google+ reviews are King
  • It is hard to drive your satisfied customers to leave you a Google+ review so I have included a link below to a website that generates easy to use links to send to your clients
    • Grade Us – https://www.grade.us/home/labs/google-review-link-generator
      • Put in your Google+ Business Name and Zip code and then select “Get Google Review Links”
      • Then select your Google Business the select “Continue”
      • It then should populate 4 different URL’s that you can copy and send to your Reviewers

How To Build an Instagram Following

Instagram LogoRecently I have been talking to a lot of people and businesses about Instagram. Instagram is a major player in the social media realm and continues to capture market share. It’s user base has surpassed Twitter with no end in sight. Business owners want to know how they can leverage Instagram to increase their sales. This can be a good strategy for some businesses because you have over 500 million users worldwide. Social media followings are not built in a day. Remember marketing is about daily initiatives that are compounded over time. Today I want to provide you with a few pointers on being effective on Instagram:

Try and Focus on a specific theme for your account

  • You might be focused on commercial Realestate so you would post about:
    • Deals you have closed
    • Available commercial Realestate
    • Commercial Realestate architecture
    • Other specific commercial Realestate themes
  • The more focused you are the better chances you have to carve out market share. You can work on becoming an influencer in that specific area. Stay focused.

Create a posting schedule and stick to it

  • Peak times to post are between 2 – 3pm and later between 8 – 9pm.
  • Posting videos after 9pm increases your interactions by 34%
  • Post more content during non-working hours with the exception of peak times

Be Confident in your theme

  • Make sure you are confident in what you post and make it meaningful. When you post a picture or video make sure you include a strong caption with no more than 15 relevant hashtags. Do not forget your theme focused approach when writing captions or hashtags.

Editing Apps Can Help You

  • Take time to explore other apps that will help you create stronger and more engaging photos and videos. Practice is key so make sure you are working hard to capture the proper images or sharing something that is relevant.

Be Social on Social Media

  • This is something that a lot of people forget about. They post content and expect “If you build it they will come”… This is not the Field of Dreams so that does not happen. You have to work to build an audience. Some things you must do on Instagram to be successful are:
    • Follow other people
    • Follow other companies
      • Look at their strategy and borrow their techniques
    • Comment and Like others companies and peoples photos
    • Actively engage others with genuine responses

If this all sounds foreign to you then we should talk. Social media is so successful because of the “SOCIAL” aspect of it. As a business you can be social and make genuine interactions with your past, current and future clients.
